No rental activity or work today so I'll share my two cents on getting started in Rental Property. I bought a brand new duplex and moved into one side and rented out the other side. The benefits are that I bought it and financed it as a personal residence. This really means that the down payment requirements are less and the interest rate is lower. If you're not absolutely sure you want rental property, then I would recommend starting with a house. The reason is that houses have two potential buyers which includes investors and home owners and will increase in value faster and are much easier to sell if you decide owning rental property isn't for you.
