Calls in the middle of the night.
I didn't do anything today with my rental property which means you get some ramblings from me. Whenever you tell someone you are thinking about buying a rental property, the first thing they do is tell you how they wouldn't buy one because they don't want all the calls in the middle of the night. I've been doing this for 30 plus years and maybe had 3 calls after 10:00 PM. It is usually our parents, in-laws or close friends that are telling us this which adds to the confusion because we know they love us and want the best for us. My advice is to thank them, then silently assess their financial position. The next thing to be aware of are the stories. Normally, there is nothing to talk about that isn't boring or bragging. The stories sound like this, "Everyone paid their rent on time last month". Boring! Story two goes like this, "I bought the place for $30,000 ten years ago with a $3,000 down payment and it is worth $60,000 today." Boring and Bragging. It's way more fun to tell about a bad situation like when college kids filled the basement with 3 inches of sand and had a beach party or the ethnic family plugged the basement drain and raised fresh fish. I actually heard both of these stories and I re-tell them. They didn't happen to me.
